Creators love to open listing videos with: “Welcome to this stunning home…”

The problem? It’s overused.

Now compare that to: "If you accidentally fall out of a plane, most people think you should aim for water. That's actually the worst idea."

The entire job of your hook is to earn the next 5 seconds.

Why It Works

The video opens with a counterintuitive survival fact, then makes a clean turn:

“Better to aim for something softer. Like this house in San Tan Valley, Arizona.”

It earns attention somewhere unexpected, lands the punchline, and walks the viewer right through the front door.

How to steal it

Every listing has a misdirection opportunity. You just have to find the contrast.

The house is on a quiet cul-de-sac. Open with something chaotic.

The backyard is a sanctuary. Open with something stressful.

The kitchen is pristine. Open mid-cooking-disaster.

The house does not have to win the first second. The setup can do that for it.

Follow The Leader

Why Tom Ferry thinks distribution is the real advantage

If you want your content to become a real business asset, study Tom Ferry.

In a recent interview on The Anti-Viral Strategy Making “Average” People Millionaires, he keeps coming back to one idea: reach is easier than it used to be, but reach alone is not the win. Distribution is.

That is where email and partnerships come in.

Email gives you repeat access to attention.

Partnerships let you borrow trust and reach from people who already have your audience.

That is the part agents should care about.

A strong Reel can get noticed, a YouTube tour can pull views, a good post can create a spike.

But the leverage starts when that attention has somewhere to go:

  • an email list

  • a referral network

  • a few adjacent professionals who can open the right door

That’s Tom’s real play.

Become the obvious choice in your market by connecting your content to channels you own or can reliably borrow from.

He makes one other point worth stealing: the agents who stand out are borrowing ideas from outside real estate. Not recycling the same formats everyone else is already running into the ground.

And the Oscar Goes To…

The numbers say one thing. This video says look again.

“The market just did something it hasn’t done in over three years. Everyone’s talking about the market cooling off. The numbers tell a completely different story.”

That’s how the video opens.

No median price yet. No chart dump. Just a challenge to the viewer’s assumption.

A lot of market updates start with the reporting, but this one starts differently and it changes the entire experience.

The viewer is no longer passively consuming data. Instead, they’re recalculating what they think they know.

The rest of the video makes that tension useful. 

That's the move: don't just deliver the stat, but challenge the lazy read of it.

Instead of:
“Days on market in our area are up to 42.”

Try:
“A lot of people see 42 days on market and assume the market is cooling. That read could cost you.”

Or instead of:
“Inventory is down 17%.”

Try:
“There are fewer homes for sale right now than there were a year ago, and most buyers still haven’t adjusted their offer strategy.”

Now, not only are viewers hearing data, but they’re also rethinking their positions.
